Our computerized inspection report was developed to present a concise, but complete summary including digital pictures of the results of the inspection, free from the sort of technical language remarks many home-buyers find bewildering.

 

You are urged to attend the inspection and accompany our inspector during the examination of the home. The information you gain will be of great value to you.

 

For your convenience, the home inspection and wood destroying insect reports are presented to you after inspection is performed. In addition, the report will be uploaded to our web site, an e-mail link will be sent to you with a user name and password so you can access your report on-line any time, any where and will remain in our archives indefinitely. The structure and components of a home are visually inspected to find items that are not performing correctly or items that are unsafe. If a problem or a symptom of a problem is found the home inspector will include a description of the problem in a written report and may recommend further evaluation.

Heating Inspections

When a wall unit (which is Non-Vented) malfunctions, carbon monoxide can be created. With the return air located below the unit, carbon monoxide could be drawn in and distributed to the bedrooms in the home. Non-Vented heaters are not allowed in bedrooms for this reason. As a rule, copper tubing is allowed when using propane. But when using natural gas, "hard-piping" or steel should be used to within about 3 feet from the appliance it serves before changing to copper. A cut-off is required here as well. The reason for the difference in materials (copper or steel piping) is that if there was a leak or rupture in the copper tubing using propane, the propane barrel would go empty. With natural gas however, there is no end. Gas would continue to be released which could make a bad situation much worse. In summary, gas appliances are safe, but dealing with any fuel source one must practice safety and common sense.

 


A/C Inspections

For testing purposes, an AC was allowed to run long enough for ice to begin developing on unit. The damage to the fins was enough to require replacing the compressor. Estimated cost was $2,500. Bored dogs also have a habit of chewing the electric lines servicing the unit causing not only potential injury to the dog, but the home as well.

 

Foundation Inspections

Silt or mud covering the entire surface of the plastic vapor barrier when a home is flooded with water. This can occur for several years because of no gutters on home and the hill behind the home needed a trench to divert water away. It can cause real damage because the foundation walls were well ventilated and the water didn't stand long. A Seller agreed to fix it even though the contract was signed, because he had found his next home and had put earnest money and an offer on it. But the Buyer had already been influenced by the appearance and had decided she was not going to purchase. This all could have been avoided with a "Seller's Inspection."

 

 

Radon Testing

Radon is an odorless, tasteless, and invisible gas that comes from the radioactive breakdown of uranium in soil, rock, and water. It can penetrate any type of building and can build-up to high levels. Radon gas decays into radioactive particles that can get trapped in your lungs when you breathe. As these particles breakdown further, they release small bursts of energy. This can damage lung tissue and lead to lung cancer over the course of a lifetime. Unfortunately, the only way to know the radon concentration in your home is to test!

Well Water & Septic Testing

Flashing is used to connect the roof covering to the skylight by means of weaving or overlapping. There are detailed instructions with diagrams that come with the flash kits. The top of flashing did not tuck under the seam of the shingle. A Seller's inspection can serve buyer and seller and in this case, protected the Sellers best interest. There are many reasons why a Seller should have a home inspection. Besides virtually eliminating renegotiation or blown deals when seller and buyer can't come to an agreement on repairs, a Seller's Inspection demonstrates that the Seller is attempting full disclosure and not trying to hide anything.

 

 

Termite Certifications

A Buyer brought in the home inspector and major damage to the main and secondary girders was found. This is low access area to work in and the nice heart pine tongue and groove floors may be lost if repairs require access through the above floor. The Buyer still wants the house but at a reduced price of several thousands of dollars to perform repairs. The seller is faced with negotiating on inflated rough estimates. If a Seller's Inspection was performed 4 months ago when this property was first listed, the seller could have shopped around for a reliable and competitive contractor. And his price would be more valid. The previous repairman said the other areas were not that bad. When a Seller has a contract on a home and at the last minute gets a bomb dropped on him, it hurts a lot more than the cost of a Seller's Inspection.
